    A technician walks the property, the crawl space and the perimeter, and takes floor-elevation readings. Measured, not eyeballed. Free, and with no obligation.

    If you decide to go ahead, our crew schedules the repair, pulls the permits the job requires, and works to the scope you approved in writing.

If you are working to a deadline, an inspection contingency or a close of escrow, say so when you call and we will prioritize it.

Honestly, from a photograph you often cannot. Width, direction, whether it runs through the foundation or only the stucco, and whether it is moving all matter, and so do the floor elevations in the rooms above it.

That is exactly why the measurement is free. Not every crack needs work, and when that is the answer the report says so.

It depends on how the house is built. Older houses with a raised foundation and an unbraced cripple wall, or with no anchor bolts tying the framing to the foundation, are the usual candidates.

The inspection tells you which category your house is in. Retrofit work also comes up regularly as a condition of a sale or an insurance policy.
